47,000 SF 2-story Medical Office Building with tenant improvements. Major tenants/user groups: Southwest Medical Associates (22 exam room, 11,300 SF), Outpatient Pharmacy (1,000 SF), Orthopedics (7,700 SF), General Surgery (3,200 SF), Urology (2,300 SF), Mini-Diagnostic Center (1,100) and a 900 SF Prototypical Medical Suite.

The site posed some challenges that resulted in an integrated response to the design. Terraced bi-level plan with the lower level recessed into the hillside for 2 fully accessible main entrances to the building. Ideal for the multitude of medical user groups that are occupying the building. Located borderline with residential district requiring extensive presentations and negotiations with neighbors, residential associations and the City of Albuquerque.

Client: MedCap Properties in partnership with Centex Concord Development for Lovelace Sandia / West Mesa Medical Center (now Lovelace Westside Hospital)
Role: Project designer, architect, manager for all aspects of the project under direct supervision of principal of the firm.
