Bordered by King, Berry & 5th streets in the Mission Bay redevelopment area of San Francisco @ 383 King Street. A 1.49 acre site with 503,000 SF Total Enclosed Construction Area. 392,000 SF Residential Uses, 1,100 SF Retail Use, 15,000 SF raised pool/amenity deck courtyard on top of parking podium, 94,000 SF enclosed parking garage. 260 total residential units, 16 story, Type I construction.

Configured in a C-shaped courtyard plan with a raised pool deck courtyard on top of the parking garage. The tower itself is broken into 3 interconnected parts. A high-rise tower with a mid-rise L-shaped wing and a townhouse/duplex midrise facing a quieter neighborhood street.
This project is being developed in conjunction with all the other redevelopment projects in the newly reclaimed Mission Bay neighborhood of San Francisco near the ballpark. Most of the buildings going up in this area are of a mixed-use nature with condo/loft style living above. The whole intent of the neighborhood developement is to act as an all inclusive live/work/play environment.

Having inherited this project from another project manager and team, I was tasked with completing Design Development package and getting final San Francisco Redevelopment Agency (SFRA) review sign-off. My partial role on this project was as the project manager / quality assurance variety overseeing a team of 4 individuals comprised of 1 PA and 2-3 production personnel.

Originally designed for Catellus Properties in 2001, it was then modified for Signature Properties out of Pleasanton, CA by Bernardo Fort-Brescia.
Project currently under agency review and awaiting approval to start construction, estimated to be completed in 2008 for an estimated construction cost of $90M.
