The design concept was loosely based on Las Ramblas in Barcelona, Spain. A walking boulevard for shopping and dining with residences above the restaurant/retail spaces below. Similar to Lincoln Road in Miami’s South Beach neighborhood and the 3rd Street Promenade in Santa Monica, California. The main exception is that automobiles would be allowed to drive up and down each side. Beyond that, the unit and area density is much greater.
The residential and hotel towers sit on a 4-7 story parking podium base with commercial/retail front liners with residential duplex condo units above. Each podium to be topped of with an amenity deck featuring pools, spas, tennis courts, zen gardens, exercise yards, private patios, dining, etc.
4,049 total hotel/condo units comprised of 2,471 residential condo and duplex units, 1,259 resort condo units, 19 bungalows & 300 resort hotel units.
94 condo units/acre (excludes resort condo/hotel units). o 26.31 acre site, 4.73 FAR (excludes garages)
