High-rise condominium project in a rezoned area of Santa Ana where the 5 and the 55 highways meet. The City of Santa Ana is in the process of rezoning this area from primarily commercial to include high-density/FAR, residential, mixed-use components. Multiple Environmental Impact Reports and Site Plan Submittals between the different projects/developers in the area.

Project consists of 320 for-sale residential condominium units in 3 towers. Project to include reuse of existing 214,000 SF 4-level parking garage. 14,000 - 18,000 SF of commercial/retail space at grade. 2 high-rise towers with a mid-rise tower in back. Pool amenity decks on top of each tower. 14 townhouse style units with at grade entry in base of low-rise and mid-rise towers. Pool, tennis, amenity decks on top of towers.
Specific programming design goals we were after: 2.5 FAR, 62 units/acre, unit ratio mix of 30% 900 SF 1-BR, 40% 1250 SF 2-BR, 25% 1400 SF 2-BR+den, 5% 1800 SF 3-BR/TH.

My main roles on this project were as the project designer under direction of Bernardo Fort-Brescia, secondary role as project architect and overall as the project manager for schematic design only. This included a Site Plan Submittal Package into the City of Santa Ana. Design consultant team coordination and getting all consultants lined up and onboard to carry on thru the remainder of the modified design/build project.
